About
Phoenix Housing Co-op is the largest CDS owned estate. The Co-op consists of 271 dwellings of rented, leasehold, freehold flats and houses. The estate consists of 4 tower blocks each with 36 flats (containing bedsits and one and two bedroom flats), 85 two-bedroom houses and 42 three-bedroom houses, all surrounded by large green open spaces.
Phoenix was one of CDS Co-operatives’ earliest developments completed in October 1977. CDS owned, the co-operative has a management arrangement between CDS and the Phoenix Co-op committee.
All the properties contain double glazed windows. The blocks of flats are serviced by lifts and they have a door entry phone system. The flats have a communal tumble dryer on each floor, refuse chutes for small items of rubbish and a main refuse area outside. The houses all have their own driveways and/or garages. There is unallocated communal parking for the flats and a number of garages available for tenants in the flats, to rent at an additional monthly cost. There is currently a waiting list and anyone wishing to rent a garage should contact Vivien, CDS Housing Officer.
Phoenix Place is located in the heart of Dartford within ten minutes of Dartford train station and connected by a good bus network linking Phoenix to the town centre. Local supermarkets, shopping centres and Orchard Theatre are all within five minutes walk. There are several schools within close proximity to Phoenix Place, including Oakfield Infant and Junior Schools. Dartford Science and Technology College and a secondary school for girls with a mixed sixth form college are also close by.
Service charges
Service charge for flats covers:
- gardening and maintenance of grounds
- communal lighting on the estate
- management of services
- cleaning, lighting and maintenance of common areas of flats
- maintenance of lights
- upkeep of door entry-phone system
- upkeep of communal tumble drying facility
Service charge for houses covers:
- gardening and maintenance of grounds
- communal lighting on the estate
- management of services
The leasehold properties pay an annual service charge to cover the cost of services and the freehold properties all pay a rent charge to cover mainly the communal gardening and management of services.

Phoenix Place community hub
The new hub building opened at Phoenix Place at the end of October. The building is a prefabricated building and includes toilets, kitchenette, meeting room/office space and a main meeting hall. See the Newsboard for latest updates on the hub.
