What the Decent Homes Standard means for your home

The government’s Decent Homes Standard sets the minimum requirements that social and affordable homes should meet to ensure they are safe, well maintained, and comfortable to live in. It applies to social and affordable housing, but not to shared owners, private renters, or leaseholders. The standard is currently under review, but it remains an important measure of housing quality.

Homes are assessed against four key areas. They must be fit for habitation, meaning free from serious health and safety risks. They should be in a good state of repair, with key parts of the building properly maintained. Homes are also expected to have modern facilities and services, such as suitable kitchens, bathrooms, and essential utilities. Finally, they should provide thermal comfort, with adequate heating and insulation to keep homes warm and energy efficient.

These checks are carried out through home surveys, inspections, and information provided by residents. Where a home does not meet the standard, repairs are prioritised or improvements planned.
