Keeping You Safe in Your Home – Awaab’s Law – Damp and Mould

From 27 October 2025, a new law called Awaab’s Law is now in force. It’s named
after Awaab Ishak, a young boy who sadly died in 2020 because of mould in his
home. His story led to important changes in housing law to make sure this never
happens again.

Under this law, landlords must act quickly when serious problems like damp, mould,
or other emergency hazards are reported.

Here’s what it means for you:

If there’s a serious hazard in your home, we must fix it within 24 hours.
If you report significant damp or mould, we must:

  • Investigate within 10 working days
  • Make your home safe within 5 working days
  • Send you the inspection findings within 3 working days

We also have to think about your personal circumstances—especially if you have
young children, health conditions, or disabilities. If your home can’t be made safe in
time, we must offer alternative accommodation.
