tenant responsibilities where CDS Co-operatives is your landlord

repairs

  • internal redecoration
  • fitting new locks if keys are lost (locks will be replaced if keys are stolen and the tenant obtains an official crime number from the Police)
  • broken glass in doors and windows, unless it is criminal damage not caused by members of the household (the tenant must provide an official crime number from the Police)
  • the repair or replacement of internal doors damaged during the tenancy
  • the replacement of plugs / chains in baths, sinks etc
  • the replacement of toilet seats, toilet roll holders and shower hoses and shower heads
  • the renewal of light bulbs, including fluorescent lights bulbs and starters, to internal lights and external lights fitted to the wall of the property (unless they are part of a communal lighting scheme)
  • adapting doors for new carpets
  • draught exclusion to doors and windows
  • minor plaster cracks and gaps between skirting boards and floors
  • plumbing in of and/or leaks from washing machines or dishwashers
  • anything that you have fitted to your home, inside or outside
  • pest control – ants, fleas etc (some pest control is a landlord responsibility – see urgent categorisation)

Any material alterations or additions to a property must not be carried out without prior written authority of the landlord (CDS Co-operatives or Independent Co-operative).

Tenants must not undertake changes to the electrical wiring or gas fittings in the property.

If the Society discovers tenant alterations that are dangerous or breach statutory regulations then the Society will take action to remedy the danger or breach and recharge the tenant for the cost.
